Our home consultation service is the first step in preparing your property for sale. During this session, we walk through your home with you, providing a detailed assessment and actionable recommendations to maximize its appeal. You’ll receive expert advice on decluttering, furniture arrangement, minor repairs, and styling tips to create a welcoming and market-ready space. The goal is to share with the homeowner everything that should be done to make sure the property is market-ready. Various options are provided considering time and desired monetary investment. Starting at $199 (additional fees for travel outside of Kingston and luxury listings).

Occupied Home Staging 

Occupied home staging is perfect for homeowners who will remain in the property during the selling process. We start with your existing furniture and decor, reimagining your space to highlight its best features. The next important step is bringing in additional furnishings and accessories (wall art, artificial plants, small furniture, lighting, pillows, blankets, bedding, towels, rugs, etc.) to enhance the overall look, ensuring your home appeals to a broad range of buyers while maintaining functionality for your day-to-day living.

How do we do it? Hours of preparation (for design, for selecting pieces, loading, transporting, unloading, etc.) and eventual destaging (loading, transporting, unloading, and restocking). Staging day is typically 6 to 8 hours; your investment can start at $2195 (for the primary bedroom, living room, kitchen/dining room, entry, and bathrooms). Of course, every home is different and a walk-thru of the property is necessary for an accurate quote. Homes which only need some accessories and decor (and do not require furniture or large art) usually take a shorter timeframe for styling (3 to 4 hour installation), which can start at $1295.  The result: that desirable wow factor which draws in buyers.

Vacant Home Staging

With our vacant staging service, we transform bare spaces into beautifully styled interiors that showcase your property’s potential. Beautiful modern furnishings in our staging inventory have been curated for your vacant listing; we provide and arrange all furniture, artwork, and decor to create a warm and appealing atmosphere, captivating buyers with an aspirational lifestyle that helps them envision living there. Hours and hours of preparation (for design, for selecting and curating pieces, loading, transporting, unloading, etc.) and eventual destaging (loading, transporting, unloading, and restocking). Staging usually takes place over a two-day period. Your investment starts at approximately $3195 (for the primary bedroom, living room, kitchen/dining room, entry, and bathrooms). Every property is different and a walk-thru is required to achieve an accurate quote. Larger items remaining in the home (that are determined to be appropriate for staging) can reduce the cost. Of course, luxury listings are a larger investment.  With our vacant staging, your listing will stand out beautifully and attract buyers!
